Our charges – conveyancing

We charge a fixed price ranging between £500.00 and £1,250.00 depending on the value of the property, whether it is freehold or leasehold and the complexity of the transaction.

If a transaction does not reach a conclusion, we reserve the right to charge for the work done, using our normal charging basis of £200.00 per hour. This applies even where a fixed rate has been agreed for the whole matter.

Our charges do not include VAT, which we will add to your bill at the prevailing rate.

Expenses – conveyancing

Even where our charges are fixed, we would usually expect to incur certain expenses your behalf which we will also add to your bill. The amount of expenses can vary and the following is an estimate only:

Estimated total legal costs – conveyancing

We estimate that the total cost of a conveyancing transaction will be in the range of £950.00 and £2,500.00, including our charges, the expenses we expect to pay on your behalf and VAT.

This estimate includes:

  • Taking your instructions, giving you initial advice, completing ID formalities and receiving money on account;
  • Drafting/receiving and advising on draft Contract documents;
  • Carrying out searches and enquiries (purchase);
  • Raising supplementary enquiries (if required);
  • Checking conditions of mortgage offer with you (if applicable), reporting to you and obtaining your signature to the Contract;
  • Exchanging Contracts;
  • Raising requisitions on title and preparing draft Transfer (purchase);
  • Obtaining up to date redemption statements from lenders (sale);
  • Preparing completion statement, SDLT Return and requesting funds from lender;
  • Obtaining your signature to the mortgage deed and Transfer (if applicable);
  • Carrying out pre-completion searches;
  • Completing the transaction and redeeming any outstanding charges on the property (sale);
  • Submitting SDLT Return and paying Stamp Duty Land Tax (purchase);
  • Serving notice of assignment/charge (leasehold only);
  • Registering the Transfer and any mortgage at the Land Registry; Reporting to you and any lender following completion of the registration formalities.

Additional costs – conveyancing

The ‘Estimated total legal costs’ shown above assumes that no unforeseen matters arise such as (but not limited to) a defect in title which requires remedying prior to completion or the preparation of additional documentation ancillary to the main transaction.    Additional amounts may be payable for our charges if (for example) the title to the property is unregistered or the legal title is defective or statutory consents have not been obtained in relation to any development carried out to the property or amendment to Leases are required.   In addition a sale or purchase of more than £1,000,000.00 may result in a higher fee.

The ‘Estimated total legal costs’ specifically does not include:

  • Stamp Duty Land Tax;
  • The cost of indemnity insurance (if required);
  • Landlord’s registration fees (leasehold properties only) which typically are between £50.00 to £200.00 but vary from property to property.

Likely timescale and key stages – conveyancing

Conveyancing transactions usually take 6-10 weeks from receiving your instructions to completion. This is on the basis that the transaction is straightforward, that no unforeseen matters arise, that all parties to the transaction are co-operative and that there is no unreasonable delay from third parties, ie providing documentation.   If any complications of this or any other nature arise the matter will take longer. We will advise you if and when this occurs.
